How to check RTC (Pahani) online on Bhoomi

Steps

  1. Open the Bhoomi land records site and choose View RTC and MR.
  2. Select the current year (or an older year to see past records).
  3. Choose the district, taluk, hobli and village.
  4. Enter the survey number, then pick the surnoc and hissa number.
  5. Fetch the details, check the owner names listed, and open the RTC.
  6. For mutation, use the Mutation Status option in the same section.

What the RTC tells you

  • Owners and their share of the land, and the extent in acres and guntas.
  • Type of land (dry, wet, garden) and crops grown.
  • Loans, court cases or government interest noted against the land.
  • The mutation (MR) numbers through which the owners got the land.

Tips

  • Always use the hissa number. The parent survey number can show a neighbour's portion.
  • Compare old years with the current year to see how ownership changed.
  • The RTC is a revenue record, not a title deed. Read it together with the sale deeds and the encumbrance certificate.

Questions people ask

What is the difference between RTC and Pahani?
They are the same record: RTC (Record of Rights, Tenancy and Crops) is commonly called Pahani.
Is the free RTC view valid for a bank?
Banks and offices usually ask for the digitally signed i-RTC copy, which is paid, not the free view.
How do I know the land was transferred to the buyer?
After registration, check the mutation status on Bhoomi. Once approved, the RTC shows the new owner.
