Oraiyan Skyline City

Oraiyan Skyline City, developed by Oraiyan Groups, is a DTCP and CUDA approved gated residential layout at Doddanacherlu, Chikkaballapura, about 900 m from NH 44, the Bangalore–Hyderabad highway. Plots come with individual E-Khata, so each plot is independently owned and ready for registration.

The layout spreads over about 20 acres and has 186 plots, mostly regular 30×40 ft (1,200 sq ft) sites along with some odd-sized plots. Every facing is available: 62 east, 48 west, 42 north and 34 south-facing plots, so buyers who prefer a particular facing have real choice. The development is already in place: a compound wall around the full layout, wide concrete roads with paved kerbs, underground drainage, electricity poles and street lights, water supply lines to every plot, a landscaped park with avenue trees, and playgrounds and common areas. A plot-wise legal file (khata, EC and approvals) is ready for inspection, and registration starts right after launch.

The project launches on 18 October 2026 at a launch price of ₹1,333 per sq ft; after the launch the price is ₹1,666 per sq ft. East- and north-facing plots carry a 5% preferential location charge and corner plots 10%. At the launch price a regular 30×40 plot works out to about ₹16 lakh before these charges. Nandi Hills, the Isha Adiyogi, Skandagiri, Srinivasa Sagar and Gudibande Fort draw weekend visitors, which supports homestay and rental demand.

Schools, colleges and hospitals are close by, including CIMS Medical College and Hospital, SJC Institute of Technology and Sri Sathya Sai University at Muddenahalli. The Chikkaballapura railway station and KSRTC bus stand are about 20 minutes away.
