1. Our role

Surya Vruksha Property Junction connects buyers with property owners (owner listings) and markets new projects as a channel partner of their developers. We are not the owner, developer or seller, and not a party to any sale agreement. See the Disclaimer for what we do and do not do.

2. Service fee on owner listings

For individual sites, plots, houses, land and commercial properties listed by their owners, our professional service fee is 1% of the sale-deed value, payable by the buyer and seller each.

  • The fee is payable only after the sale deed is registered. Nothing is payable if the sale does not go through.
  • The fee is separate from the property price. We never add anything to the owner's price.
  • Listing a property with us is free.
  • Applicable taxes, if any, are extra. We issue a receipt for every payment.
  • The fee applies when the buyer was introduced to the property through us (call, WhatsApp, form or visit), including where the sale is completed directly between the buyer and the owner afterwards.

3. Developer projects

For projects marketed on this website, the developer pays us under a written agreement. Buyers pay the developer's own price, with nothing added, and pay us no service fee.

4. Project cashback

Some projects carry a cashback, paid by Surya Vruksha Property Junction after the sale deed is registered, to buyers who came to the project through us. The amount is shown on each project's page. Conditions are on the cashback offers page (shown while an offer is running). Owner-listed properties do not carry a cashback.

5. Your responsibilities

Verify all documents, approvals and the property itself with the owner or developer, preferably through your own advocate, before making any payment. Share accurate contact details when you enquire.

6. Changes

We may update these terms; the version on this page applies from its "Last updated" date. Fees agreed in writing for a deal already in progress are not affected.
