Why we work this way
Buying land around Bangalore North often means dealing with a chain of brokers, each keeping a share of the price. Buyers overpay, owners receive less, and nobody is sure what the real price is. Surya Vruksha Property Junction is a new, local team in Doddaballapura that wants to change that.
Our rules for listings
- We list only properties posted by the owner or their immediate family.
- We do not list properties offered through brokers or other middlemen.
- Owners confirm they are not brokers when they list with us. We may ask for ID and land records before listing.
- If we find a broker behind a listing, we remove it.
How a deal works
- You enquire about a listing by call, WhatsApp or the form.
- We share the details and connect you with the owner.
- You meet the owner and discuss the price and terms directly. We do not add anything to the owner's price.
- You check the documents through your own advocate and register the sale with the owner.
What it costs
- Owner listings: a professional service fee of 1% of the sale-deed value, payable by the buyer and seller each, only after the sale deed is registered. Nothing is added to the owner's price, and listing is free.
- New layouts (projects): we are the developer's marketing partner and the developer pays us. You pay the developer's price, with nothing added, and some projects carry a cashback when you book through us.
